Our Rules

Our helpful & kind team at Independent Business Suites is more than happy to assist you. Our mission is to create a safe, clean, and comfortable environment for all of our tenants. As with all businesses, we do have some strict rules that must be followed to accomplish this. Read below for more information!

Office Rentals

All rent is due on the 1st, but we give a grace period until the 5th of the month. Anyone that has not paid rent by then, will be assessed a $100 non-waivable fee for being late. No exceptions - you must pay. The only office that has a different penalty is Marietta. Here, it is $10 per day. On the 4th of every month, we will either call, text, or email you as a warning to please pay regardless of your office location. The Innago system also automatically sends notices.

Any rent that is not fully paid by the 14th at midnight will result in eviction. You will credit off any money that was owed off of the Innago system and cancel the lease, opening your office up for the next tenant on the waitlist. Deposits will be kept, and the board & inspectors will be notified.

Should you wish to give up your office in the middle of the month, please let us know. We will keep your security deposit, but no other penalties will apply. Your directory board signs and office suite signs are properties of Independent Business Suites. If you have issues with your signs or want them taken down, contact us immediately and we will help. Zoning

All of our offices are properly zoned for used auto brokers. In fact, over 90% of our tenants are auto brokers. Different offices have different ways of handling the zoning, but any new tenant will need to acquire a letter or a signature from the city or county of where business is conducted. This is required, and it is a very easy process. Our other business can assist you with your used auto dealer paperwork for a fee. Signage

Office signs are property of Independent Business Suites. We provide you with your signs. They are $75-$100 and must be paid for when you pay your deposit. If you have any issue with your sign(s), contact us immediately and we will assist you. Please do not attempt to remove any of our directory board paper signs or sticker signs. If you decide to leave one of our offices, you are free to take the PVC sign off the door. This sign is velco'd on the back so you can take it with you.

We do not place any type of phone number on the signs. Only your official business name goes on the signage. If your business has a dba (Doing Business As) trade name, that can go on the signs instead. The board will not accept signs that do not match your business name perfectly (punctuation, capitalization, etc.).

Lastly, no other signs are allowed in our buildings. We like to maintain a clean and professional image by allowing only our signs.
