What is included in my rent?
The office itself, all utilities, building taxes, and grounds upkeep. PHONE & INTERNET NOT INCLUDED. Basic phone & internet is not included because the Used Motor Vehicle Dealer Board requires that each auto broker have the phone and internet registered under their trade name & must be maintained by them.
What phone companies service the buildings?
Monroe - City of Monroe Utilities, Gainesville - Spectrum Business, Stonecrest - Comcast, Marietta - Comcast, Powder Springs - Comcast, Buford (Palmero Court) - AT&T, Pleasantdale - Comcast, Buford (Atwater Court) - Spectrum Business. Basic phone & internet is required in ALL offices and typically runs around $90, but we do not control the costs.

THE STATE REQUIRES ALL OFFICES TO HAVE BASIC PHONE & INTERNET INSTALLED. THE INTERNET MUST HAVE A STATIC IP ADDRESS.
What are the startup costs?
You MUST pay within 24 hours of lease-signing one month's rent as security deposit, any pro-rated rent, $65 for the signs, and any zoning letter fees.
Is a background check needed?
We do NOT pull credit background checks. All of our leases are month to month, and we are strict on our rules - rent due on the first, late charge of $100 is assessed on the fifth, and if not paid on the 14th of the month, we evict. We do not go to court. You agree that this is month to month and we keep your security deposit.
How long are your leases?
All of our leases are month to month. We are very strict on our rules. If a tenant wishes to leave, they must give us written notice on the first of the previous month they want to leave and pay the rent for that month. We will then refund their deposit on the 15th of the following month. If they give notice any other time other than the first, they forfeit their deposit.
How do I pay rent, request repairs, and get keys to my office?
We use an online system called Innago. You can pay rent on this platform, request repairs to your suite, and sign leases here. It automatically sends you reminders and it is very easy to use!
How big are your offices?
Most of our offices are small, cozy, and inexpensive! However, we do offer larger offices and offices with windows as well! The smallest offices are $295 are roughly 6x6, have a built-in desk, a 2-drawer locking filing cabinet, and a chair. It's big enough for one person and it meets the requirements and we have common areas where you can meet with clients!
Do all offices come with furniture?
It depends! Not all of our offices have furniture, so be sure to check with us beforehand. If you do get an office that has furniture, feel free to use it! If you choose an office that doesn't have furniture, be sure to scoop up a desk, a chair, and a 2-drawer locking filing cabinet. The Used Motor Vehicle Dealer board is very flexible in its requirements, so even a folding chair is acceptable!
So, what about my signs?
If you rent one of our offices, we provide you with your signs! They are $75-$100Â and must be paid for when you pay your deposit. Should you decide to move out of our offices, please do not remove any signs. We will assist with that. Please note that we do not put any phone numbers on signs, signs must match your business name (or dba name) perfectly to be accepted by the board, and finally no other signs are allowed in the building.
Can I park a car overnight at my office?
Overnight parking is only allowed at our Pleasantdale office. One vehicle per tenant. All vehicles stored must have suite number & phone number on the dash. You must have a not-for-sale sticker or a federal buyer's guide displayed. Any tenant storing more than one car will be towed at owner's expense. We do check the lots frequently. Vehicles left overnight at any other office will be towed per city ordinance.
